How the range is worked out
The estimate multiplies your square feet by a low and a high per-square-foot rate. Epoxy uses the This Old House range, 3 USD per sq ft1 to 12 USD per sq ft1. Polyaspartic uses a kit seller's (vendor) estimate, 7 USD per sq ft2 to 12 USD per sq ft2, because we found no recent independent guide that prices it per square foot. The flake rate is from a company that sells do-it-yourself kits, so treat it as a rough guide. Our arithmetic from these rates for a two-car garage of 400 to 500 sq ft: epoxy 1200-6000; polyaspartic 2800-6000 USD3. The cost guide shows every source.

What the estimate leaves out
- Heavy prep, such as grinding, crack repair and spall repair. We hold no verified price for these.
- Moisture work beyond the add-on. A slab that tests wet needs a plan first.
- Anything your HOA or the building department requires.
- Sarasota pricing. Every rate here is national.
If your garage took on water
Dry the slab and get a moisture test before any coating. A coating is not flood protection. Read the storm and moisture guide before you price the job.
