What this site gives you now

This guide gives you straight answers. The slab comes first, before any product is named.

  • A way to read your slab
Take photos of the floor, any cracks, old coating, stains and signs of water. They show what the slab may need first.
  • A written scope to ask for
Ask any installer for a scope that names the prep method, crack repair, moisture test, system, cure time and price. Nothing should start until you say yes.
  • A moisture and storm checklist
If your garage took on water, the guide gives a plain list of what to dry and test first. Read the storm and moisture guide.
  • A cost range before you call anyone
The Garage Floor Price Estimator turns your square feet into a national range with its source. It is not a quote.
  • A permit and HOA one-pager
Know who to ask before you hire anyone. The permits and HOA guide lists the steps.
  • Warranty questions to ask
Ask the installer for the exclusions in writing. Moisture, hot-tire marks, impact and fluids are the ones to ask about.
  • A photo habit
Take photos of the floor after prep and again when the job is done.
  • What to ask for in writing
Ask any installer to put the workmanship term in your written scope. We will publish an installer's term here if one signs.

This site is free to read. It sells no work and takes no payment. If your slab may need structural repair, the guides say to ask a licensed professional. Any work is agreed in writing between you and the installer who does it.

Services in Sarasota Area

From photos to a written scope

The slab gets read first. The product comes after.

  1. Photograph the slab. Show the whole floor, any cracks, old paint or coating, oil stains and signs that water has been in the garage. Note if the garage stays damp in the wet season.
  2. Read the signs. They hint at whether the floor needs a moisture test, crack repair or old coating removal before any product is named. A sound floor may not need a coating yet.
  3. Ask for the written scope. It should name the prep, the moisture test, the system, the cure time and the price. It should also list what the warranty leaves out. Nothing should start until you say yes.
  4. Hear when an installer is available. We are not booking jobs yet. If you tell us about your project, we will let you know when a local installer is available. Ask that installer for photos of the floor after prep and at the end.

Rules that apply across the area

As of October 18, 2026

  • License. Florida Statutes section 489.117(4)(a) lists painting and flooring among jobs that need no contractor license 1. The list is not complete. Read it as a starting point, not a promise about your job. Structural slab repair is outside a coating job.
  • Permits. HB 803 took effect July 1, 2026 2. It lets owners of single-family homes ask for a written exemption from a building permit for small jobs. The value limit is < $7,500 USD2. It does not cover electrical, plumbing, mechanical, gas or structural work. It also does not cover Special Flood Hazard Areas. The building department decides if a garage floor coating qualifies, so ask first.
  • HOA. Florida Statutes section 720.3035 says an HOA committee may review outside looks only where your documents allow it 3. It may not control interiors that no one can see from the street, a next-door lot or common land 3. Your own documents decide the rest.
  • Flood zones. The City of Miami's guide to the permit law counts FEMA zones that start with A or V as Special Flood Hazard Areas. Floodways count too. Zones D and X do not 2. Look up your address on FEMA's Flood Map Service Center.

Weather limits that shape the job day

Coating makers print limits for the day of the job. One polyaspartic data sheet (a vendor source) wants the slab at least 5 F above the dew point 4. It also wants humidity at or under 75% during application and cure 4.

See polyaspartic garage floors in Sarasota for the local numbers, and epoxy garage floors in Sarasota for the heat side.

Which cities we cover

Sarasota is the first city page: garage floor coating in Sarasota. Other towns in Sarasota and Manatee counties get a page only when we hold local facts that differ from Sarasota's.

Until then, the rules above and the cost guide apply. For a first price range, try the Garage Floor Price Estimator.

Manatee County at a glance

Manatee County has no city page here yet, so here is its housing picture from Census data. Of its housing units, 53.5 percent5 are detached houses, and 74.3 percent5 of occupied homes are owner-occupied.

The county's median home was built in 19915, and 33.1 percent5 of its housing units date to before 1980. These are county averages, not a town or a street.

Questions people ask

Can I skip the permit under Florida's new exemption law?

As of October 18, 2026

Maybe, but ask first. The exemption needs a written request. It has a value limit. It does not cover structural work or Special Flood Hazard Areas. We have not checked how the City of Sarasota or Sarasota County takes requests. Ask the building department for the steps.

Which towns do you cover?

Sarasota first. Other towns get a page when we have local facts that differ from Sarasota's. Until then, the area rules and the national price ranges on this site still apply.

Does my HOA decide what goes on my garage floor?

Only as far as your governing documents and Florida law allow 3. A closed garage floor may not be visible from the street, but declarations differ, so read yours. Condos fall under a different state law that we have not read.
