Storm season and garage floor moisture in Sarasota
SRQ Garage Floors is a guide run by Terragroupe, LLC. We do not install anything and we are not booking jobs yet.
If your garage took on water, dry the slab and get a moisture test before any coating goes on. A coating is not flood protection. Hurricane Milton's surge in October 2024 ran 4 to 6 feet above ground from Longboat Key to Venice 1, so the question is real on the coast and the bays.

What the storm did on this coast
Hurricane Milton made landfall on Siesta Key in October 2024 as a category 3 storm 1. The National Hurricane Center found 4 to 6 feet of surge above ground from Longboat Key to Venice 1. From Venice to Boca Grande it found 6 to 9 feet 1.
Hurricane Helene's surge two weeks earlier added to the water 1.
Those are coast and bay figures, not city-wide ones. A garage on a raised lot may have stayed dry. We do not know what share of Sarasota garages took on water, and we do not guess.
Dry first, then test
Water that sits on or under a slab has to go before a coating goes on. We found no sourced drying time for a Florida garage slab, so we do not give one. The test decides, not the calendar.
Ground moisture can also move up through a slab, and Building Science names a plastic sheet under the slab as the recommended barrier 2. A moisture test tells you what is in the concrete today.
The pass line depends on the product. One epoxy sheet reads 4 percent by mass on a Tramex meter, or 85 percent relative humidity or less by probe 3. The prep guide explains the tests.
Ask for the method, the readings and the result in writing. Ask what reading stops the job.
White powder or a damp patch: efflorescence or condensation
As a wet slab dries, a white powder or a damp patch can show up. It may be efflorescence or condensation.
- Efflorescence is a white crystalline salt deposit left when water seeping through concrete, brick or stone evaporates 4. K-State Research and Extension says it is not a fungus. If a little water and a rag remove it, it is not mold 4.
- Condensation can form when the slab is close to the dew point. The Sikafloor-264 sheet asks for a slab at least 5 F above the dew point, because condensation may cause adhesion failure or blushing 3.
That K-State page is about basements, and we found no single source that explains both for garage slabs. Use it to ask better questions. A moisture test and a dew point reading come before anyone names the cause.
What a coating cannot do
A coating is a surface layer. It does not stop water coming under the garage door or through the walls, and it does not stop surge. It does not fix a slab that keeps taking on water. If water keeps coming in, fix that first.
Which months leave room for a coat in Sarasota
Once the slab is dry and passes its test, the weather still has to fit the product sheet. Treat this as guidance, not a schedule.
Sarasota has no NOAA hourly-normals station with dew point. We used St. Petersburg's airport, about 41 miles north of Sarasota 5. It is not a Sarasota reading.
Epoxy months use the Sikafloor-264 limits 3. Those are 50 to 85 F, humidity of 85 percent or less and a slab at least 5 F above the dew point 3. Polyaspartic months use the Sikafloor-511 limits 6. Those are 50 to 85 F and humidity of 30 to 75 percent, plus the same dew point margin 6.
Our arithmetic: a day passes when every hour from 8 a.m. to 5 p.m. stays inside the limits 3. Under a rule that counts a month when at least 90 percent of its days pass, epoxy gets 4 months per year5 and polyaspartic gets 0 months per year5.
| System | Months that pass | Days that passed in near-miss months |
|---|---|---|
| Epoxy | Feb to Apr and Nov: 4 months per year5 | Oct 27 of 31 days; Jan 15 of 31 days; May 14 of 31 days; Dec 3 of 31 days5 |
| Polyaspartic | None: 0 months per year5 | Apr 11 of 30 days; May 14 of 31 days5 |
No June through September day passes 5. In July, the share of the 8 a.m. to 5 p.m. hours above 85 F, the top of the substrate range on two Sika sheets, is 78 percent5.
These are 30-year airport averages, not a forecast 5. Air temperature stands in for slab temperature, and a coat also has to cure overnight, when humidity runs higher. A listed month is not a promise. Ask the installer for air, slab and dew point readings on the day, and put the go or no-go numbers in the scope.
Check your flood zone
FEMA calls its high-risk areas Special Flood Hazard Areas. In the City of Miami's guidance on a new state permit law, zones that start with A or V, and floodways, count as Special Flood Hazard Areas, and zones D and X do not 7. Look up your address on FEMA's Flood Map Service Center.
The zone can change which permit rules apply. See the permits and HOA guide.
Questions to ask after a wet season
- Did you test the slab for moisture, and what was the reading?
- How long was the slab dry before the test?
- What happens if the slab fails the test?
- Does the warranty cover moisture, or leave it out?

| Polyaspartic topcoat data sheet requires substrate at least 5 F above dew point and max ambient RH of 75% during application and curing. | 5 F margin; RH <= 75 F / percent RH | [8] June 10, 2021 |
| Epoxy smooth-finish coating data sheet: max RH 85% during application and cure; substrate at least 5 F (3 C) above dew point; substrate 50-86 F; concrete moisture <= 4% by Tramex meter; no vehicle load until fully cured. | RH <= 85; moisture <= 4; substrate 50-86 percent RH / percent by mass / F | [9] 2026-06 |

| Garage-market polyaspartic base coat data sheet: apply 30-90 F, tack-free 2-4 h, vehicles after 24 h at 72 F / 50% RH, recoat 2-12 h, UV stable. | vehicles 24 h hours | [10] 2025 (Version 1; Rev 11/21) |
| Ground moisture can move up through slab-on-grade concrete; a plastic sheet directly under the slab is the recommended barrier, and Building Science argues Florida slabs fare better than California's because of that practice. | n/a | [2] May 26, 2008 |

Questions people ask
Can I coat my garage floor after Hurricane Milton flooded it?
Only after the slab is dry and has passed a moisture test. A coating is not flood protection, and it does not fix water that keeps coming in.
How long should a garage floor dry before coating?
We found no sourced drying time, so we do not give one. The moisture test result decides, and the installer should show you the reading.
Is a moisture test needed in Florida?
Yes, ask for one. Building Science says Florida slabs fare better than California's because a plastic sheet goes under them, but that is not a Florida failure rate 2. It does not tell you what is under your floor.
Which months suit a garage floor coating in Sarasota?
Our arithmetic from NOAA normals at St. Petersburg's airport and the Sikafloor-264 limits gives epoxy 4 months per year5, and polyaspartic 0 months per year5. That airport is not Sarasota, and airport air is not your slab, so ask for readings on the day.
