What older slabs can hide

A slab poured long ago may carry layers of old paint or sealer, patched cracks and an unknown moisture history. We found no study that links slab age to coating failure. So we treat age as a reason to test, not as proof of a problem.

Building Science explains that ground moisture can move up through a slab, and that a plastic sheet directly under the slab is the recommended barrier ². You cannot see under your floor, so a moisture test comes before any product is named.

Storm history and your garage

Hurricane Milton made landfall on Siesta Key in October 2024 as a category 3 storm ³. The National Hurricane Center found 4 to 6 feet of surge above ground from Longboat Key to Venice ³. From Venice to Boca Grande it found 6 to 9 feet ³.

Those are coast and bay figures, not city-wide ones. A garage on a raised lot may have stayed dry, and we have no count of how many Sarasota garages took on water. Hurricane Helene's surge two weeks earlier made things worse ³.

The City of Sarasota's permit guideline sheet lists a $1,000 repair exemption USD⁴ for work with no structural part. It lists no flooring or painting item, and it is an old sheet, so it does not settle whether a garage coating needs a permit.
