Epoxy garage floors for Sarasota homes
SRQ Garage Floors is a guide run by Terragroupe, LLC. We do not install anything and we are not booking jobs yet.
Epoxy is a resin coating that bonds to a prepared concrete slab. It suits a floor that is sound and dry, and how well it holds depends more on prep and moisture than on the brand. A moisture test and a close look at your slab show if it is ready for epoxy or needs work first.

When the floor is ready for feet and cars
One Sika epoxy data sheet, the Sikafloor-261 CA edition of June 2026, lists foot traffic after about 1 day1 at 68 F, light traffic after about 2 days1 and full cure after about 7 days1. Warm slabs cure faster: at 86 F it lists about 18 hours1 for foot traffic and about 5 days1 for full cure.
| Slab and air temperature | Foot traffic | Light traffic | Full cure | Recoat window |
|---|---|---|---|---|
| 68 F (20 C) | about 1 day1 | about 2 days1 | about 7 days1 | 8 hours minimum, 48 hours maximum1 |
| 86 F (30 C) | about 18 hours1 | about 2 days1 | about 5 days1 | 6 hours minimum, 24 hours maximum1 |
The sheet also sets the conditions for the work and the cure: 85% humidity at most; slab at least 5 F above dew point1. It asks for readings at at least every 3 hours1.
The sheet lists light traffic, not cars. It says the coat reaches its full properties only when it has fully cured. Ask the installer to put the wait for cars in hours, in your written scope.
When epoxy fits your slab
Epoxy works best on concrete that is sound, dry and free of loose paint. It gives a sealed surface that wipes clean.
It is a poor fit for a slab that stays damp, or a floor where the paint is already lifting. Fix those first, then coat.
This Old House lists chipping, a slippery surface and fading in sun as the downsides of epoxy 2. Ask any installer how the system handles each one.
Older homes tend to sit on older slabs with a history nobody wrote down. The Sarasota page has the housing data.
The layers in an epoxy system
This Old House describes the usual order as a primer coat, a base color coat, optional decorative flakes and a clear topcoat 2. Your scope should say which layers you are getting.
- Primer. The first layer. It helps the color coat grip the concrete.
- Color coat. The epoxy layer you see. A thicker coat costs more.
- Flakes. Optional. They add color and texture. See flake garage floors.
- Clear topcoat. The sealing layer. Makers also sell polyaspartic for this job 3. See polyaspartic garage floors.
What the job day demands
Makers print limits for the day of the job. A Canadian epoxy data sheet (a vendor source, in French) lists its limits. The slab must be 50 F to 86 F 1. Humidity must be 85% or less 1. The slab must sit at least 5 F above the dew point 1. Concrete moisture must be 4% or less on a Tramex meter 1.
At 68 F the same sheet lists foot traffic after about a day and a full cure after about a week 1. It says to keep the floor away from water and condensation for the first 24 hours 1. That matters in the wet season, when garage air stays humid.
These are one product's limits. Your installer's product has its own sheet, so ask to see it. The weather side is on the epoxy in Sarasota page.
The order of work on an older slab
- Look. Cracks, spalls, old paint or sealer, oil stains and any line where water has stood.
- Test for moisture. Ground moisture can rise through a slab, and a plastic sheet directly under it is the usual barrier 4. You cannot see under your floor, so the slab gets tested.
- Prep the surface. Grind or blast the concrete so the coating can grip. Fill cracks and spalls. Take off paint that is lifting.
- Coat. The installer follows the data sheet for temperature, humidity and dew point that day.
- Cure. Keep cars and foot traffic off until the cure time in your scope has passed.
- Walk the floor. Look for missed spots, and ask for photos.
What moves the price
Price guides charge epoxy by the square foot, and they disagree. This Old House lists professional epoxy at 3-12 USD per sq ft5. Thumbtack's national range is 1703-3280 (typical 2370) USD6. We hold no Sarasota quotes yet, so every figure here is national.
- Size. A bigger garage costs more.
- Crack repair. This Old House puts a minor hairline-crack repair at $250 to $800 2. It puts a major one above $1,000 2.
- Moisture. A vapor barrier or moisture-mitigation system adds 2 USD per sq ft2 to 10 USD per sq ft2 on top of the coating.
- Thickness. A thin coat costs less than a thick one.
Put your size into the Garage Floor Price Estimator for a range.
What to get in writing
- The prep method and the crack repair.
- The moisture test, and who runs it.
- Each layer, and the data sheet for each product.
- The cure time before cars go back in.
- The price, and the square feet it covers.
- The warranty exclusions. Moisture, hot-tire marks, impact and fluids are the ones to read closely.
A workmanship term is listed here once an installer signs on. Until then, ask any installer for theirs in writing.
Licenses, permits and HOAs
As of October 18, 2026
Florida lists flooring among the scopes that need no state contractor license 7. That is not a promise about your job, so check the installer's insurance and written terms yourself. Structural slab repair is not a coating job, so ask a licensed professional about it.
Permits and HOA rules vary by address. Read the area rules and the permits and HOA guide.
From photos to a written scope
The slab gets read first. The product comes after.
- Photograph the slab. Show the whole floor, any cracks, old paint or coating, oil stains and signs that water has been in the garage. Note if the garage stays damp in the wet season.
- Read the signs. They hint at whether the floor needs a moisture test, crack repair or old coating removal before any product is named. A sound floor may not need a coating yet.
- Ask for the written scope. It should name the prep, the moisture test, the system, the cure time and the price. It should also list what the warranty leaves out. Nothing should start until you say yes.
- Hear when an installer is available. We are not booking jobs yet. If you tell us about your project, we will let you know when a local installer is available. Ask that installer for photos of the floor after prep and at the end.

Ask any installer to put the workmanship term in your written scope. We will publish an installer's term here if one signs.
This site is free to read. It sells no work and takes no payment. If your slab may need structural repair, the guides say to ask a licensed professional. Any work is agreed in writing between you and the installer who does it.

Questions people ask
Will epoxy peel off my garage floor?
Peeling usually traces to the slab or the prep: moisture rising from below, a weak surface layer or old paint left underneath. We found no statistic on how often it happens. Ask the installer how the slab is tested and prepped.
Can I put epoxy over old paint?
Only if the paint is sound. Paint that is lifting comes off first. A close look at the paint, with photos, shows which case you have.
Can I do it myself with a kit?
You can, but prep is the hard part. Bob Vila says it takes special tools and expertise, and recommends a professional 8. If you try a kit, test the slab for moisture first.
How long does an epoxy floor last?
We found no independent test data, so we give no number. Makers and installers quote years, and those are sales claims. Ask for the written warranty and read what it leaves out.
